The Kortz Center Heist, available in GTA Online since July 14, 2026, isn't launched like older heists. Rockstar tied it to a specific property: you need a Mansion fitted with the Art Studio to host the heist. Without both, you can only join another player's crew. This guide helps you check, in order, what is missing.
Problem
- No way to start the Kortz Center Heist preps.
- You own a Mansion, but nothing lets you host the heist.
- Solo, part of the vault or a Secondary Target room stays out of reach.
- An expected bonus (Mk II weapon, extra time, Nano Drones) doesn't show up during the Finale.
What to know first
- Hosting vs joining: according to Rockstar, the Art Studio is required to host and launch the heist, but you can join a crew without owning a Mansion.
- The Art Studio is a Mansion upgrade: Rockstar presents it as an addition to your Mansion, not a standalone property. Mansions are sold by Prix Luxury Real Estate.
- Solo is possible, a crew helps: teaming up is optional. However, Rockstar says a crew gives access to a Secondary Target room beyond the reach of solo thieves, and more duffels raise the maximum take. The pre-release announcement mentions a crew of up to three other players.
- In-game names: the official sources read are in English (Mansion, Art Studio, Planning Board). Labels in other game languages may differ.
- PC version: Rockstar posted the heist announcement on the Steam pages of both GTA V Enhanced and GTA V Legacy. If you're unsure which edition to use, see GTA V Enhanced or Legacy on PC: choosing the version.
Step 1: check that you own a Mansion
When to use it: you want to host the heist yourself, and no launch option appears.
Suggested solution
- Check that a Mansion is among your GTA Online properties. Rockstar offers three locations, all through Prix Luxury Real Estate.
- If you don't have one, review the Prix Luxury Real Estate offer in-game before buying. When the heist launched (July 2026), Rockstar said GTA+ members could get a GTA$2,000,000 discount on any Mansion: check in-game whether the offer is still active.
Expected result: you know whether you own a Mansion.
When to stop: if you only want to play the heist with friends, don't buy anything. Go to step 4 to join as a crew member.
Step 2: add the Art Studio to the Mansion
When to use it: you own a Mansion, but you still can't host the heist.
Suggested solution
- Check whether your Mansion already has the Art Studio.
- If it's missing, add this upgrade to the Mansion. According to Rockstar's update notes (version 1.73), it is bought through the Prix Luxury Real Estate website.
- Then go to the Art Studio. Rockstar says a counterfeiter, Yong-Rae, moves in there to create replicas of the targeted works.
What it does: the Art Studio becomes your base for this heist. Gear earned during preps accumulates there, and each crew member picks their own loadout for the Finale.
Expected result: the Art Studio is accessible in your Mansion.
When to stop: if the purchase went through but the Art Studio doesn't appear, don't buy it again. Note the time of purchase and contact Rockstar Support.
Step 3: start the preps
When to use it: the Art Studio is installed.
Suggested solution
- In the Art Studio, look for the Planning Board.
- Start the preps from that board. The 1.73 update notes also say you can call Raf De Angelis on the phone to start them.
- Complete scoping and preps before the Finale. Rockstar leaves the approach up to you.
Expected result: preps start and gear accumulates in the Art Studio.
When to stop: if neither the board nor the call offers the heist although you do own the Mansion and the Art Studio, first check that the game is up to date and that you're connected to Rockstar online services. Otherwise, contact Rockstar Support.
Step 4: join a friend's heist without a Mansion
When to use it: you don't want to buy a Mansion, or a friend is already hosting the heist.
Suggested solution
- Ask the host (who owns the Mansion and the Art Studio) to invite you to their heist.
- Join their session and accept the invite.
- Pick your Finale loadout from the gear available in their Art Studio.
Expected result: you take part in the heist as a crew member, without owning a Mansion.
When to stop: if you can't join your friend's session, the issue lies with the connection or the game version, not the heist. See Can't join a friend in GTA Online on PC.
Step 5: understand the Finale bonuses
When to use it: the heist works, but an expected advantage is missing during the Finale.
Suggested solution
- Mansion upgrades: the Armory adds a Mk II weapon to each heist loadout, the Vehicle Workshop improves certain getaway vehicles, and Security staff help distract police, reducing your Wanted level. Check that the relevant upgrade is installed.
- Properties you already own: a Bunker adds Special Ammo and upgrades to the Armory's Mk II weapon. An Agency, the Darnell Bros. Garment Factory or a Terrorbyte grant extra time to steal the Primary Target painting in the vault. An Arcade with the Drone Station makes its Nano Drones available during the Finale.
- Note that some bonuses depend on the target: the extra time applies to the Primary Target painting in the vault.
Expected result: you know which property or upgrade enables each bonus.
When to stop: don't buy a property just for a bonus without checking in-game that it applies to your target and your role.
Special cases
- A Secondary Target room stays closed solo: this is by design. Rockstar reserves one Secondary Target room for crews.
- What to do with the Primary Target? Rockstar says you can sell it or keep it to display in your Mansion.
- Awards and Career challenges: according to the 1.73 update notes, the heist's Awards and Career Progress Challenges apply only to PS5, Xbox Series X|S and PC Enhanced.

Final check
- ☐ You know whether you are hosting the heist (Mansion + Art Studio) or joining it.
- ☐ Your Mansion has the Art Studio.
